A house and land package bundles a block of land with a new home design into a single, streamlined transaction. The land is typically in a new growth corridor or development estate, and the home is chosen from the builder's existing collection.

House and land packages are popular for good reason: they're efficient, the pricing is clear, and they're designed to make the path to a new home as straightforward as possible. For first home buyers in particular, they represent a clear, attainable route into ownership.


What is a knock down rebuild?

A knock down rebuild (KDR) is the demolition of an existing home and the construction of a new one on the same block. Rather than buying land and building, you're using land you already own, typically in an established suburb you've chosen to stay in.

KDRs are most common among families who've outgrown their current home but don't want to leave their neighbourhood, and homeowners who see the value in their existing land but know the home sitting on it isn't delivering what they need.

Location

House and land: you're buying into wherever the land is available, typically outer growth corridors. The suburbs are newer, the amenity is developing, and the community is growing. These are excellent value propositions if you're flexible on location.

KDR: you stay exactly where you are. For people in established suburbs close to schools, family, infrastructure, and community, this is the whole point. You're not compromising on location to get a new home.

 

Cost

House and land: the all-in cost is typically lower than a KDR, land in growth corridors is significantly cheaper than established suburb land. A well-specified house and land package in Melbourne's outer suburbs ranges from $600,000 – $850,000+ all-in.

KDR: the build cost is similar to a new house and land build, but demolition adds $15,000 – $35,000+, and you’ll need to factor in temporary accommodation costs for typically 6–8 months during the build during the build needs to be factored in. The financial case for a KDR rests on the value of the land you already own, in many established suburbs, that land value makes the total cost highly competitive.

 

Timeline

House and land: 6–8 weeks to site + 4 month build for single storey. Land registration timing can affect this, unregistered land adds lead time.

KDR: 12–14 months from first consultation to handover, including demolition. Add the time to arrange temporary accommodation.

 

Design

Both options involve choosing from a builder's design collection (unless you're doing a custom home). The difference is in the context: a house and land design needs to work on a new estate lot; a KDR design needs to work on your specific block, which may be irregular, sloping, or have neighbouring considerations.

  2. What would a comparable block in the same suburb cost to buy today?

  3. Add stamp duty on that land purchase (approximately 5.5% for established suburb land — varies based on purchase price and buyer type)

  4. Add the build cost on top of that land purchase

 

In most established Melbourne suburbs, option 2 is substantially more expensive than option 1, because you're buying back into land you already own, plus paying stamp duty, plus the build cost, from a higher base. When you run the numbers this way, a KDR often looks like the financially superior decision.

 

Can I do both?

In some cases, yes. Some buyers sell an existing property to fund a house and land purchase, or use the equity from their current home to fund a KDR without selling. Your finance structure will depend on your specific situation, speaking to a mortgage broker experienced with construction finance is worth doing early in the process.
