Here’s one of the most underrated advantages of a knockdown rebuild: the stamp duty. Or rather, the lack of it.


Stamp duty is one of the largest single costs of buying a home — easily tens of thousands of dollars. A rebuild lets you sidestep much of it, and that’s money you can put straight into your new home instead. Here’s how it works.



What is stamp duty?


Stamp duty — officially called land transfer duty in Victoria — is a state tax charged when the legal ownership of land changes hands. The State Revenue Office calculates it on the property’s dutiable value, and the rate climbs as the price rises.

The key word is transfer. Duty is triggered when land moves from one owner to another. No transfer, no duty.



Do you pay stamp duty on a knockdown rebuild?


Generally, no — and this is the part that surprises people.

If you’re rebuilding on land you already own, there’s no transfer of land taking place. You bought the block (and paid duty on it) when you first purchased. Demolishing the old home and building a new one doesn’t trigger a fresh round of duty, because ownership of the land hasn’t changed.

Just as importantly, you don’t pay stamp duty on the construction itself. The cost of building your new home isn’t subject to land transfer duty at all.

So on a rebuild, you’re typically paying no new stamp duty — where buying an equivalent established home elsewhere could cost you tens of thousands in duty alone.



How much could you save?


It depends on the value, but the numbers are significant. As a rough illustration, buying an established home around the $800,000 mark in Victoria could attract somewhere in the order of $40,000-plus in stamp duty. On a higher-value home, the figure climbs further.

The one situation where duty does apply


There’s an important exception. If you buy a property specifically to knock down and rebuild — that is, you purchase someone else’s land first — then stamp duty applies to that land purchase, just as it would on any property you buy. The duty is calculated on what you pay for the land and the existing dwelling at the point of transfer.

In other words: rebuild on land you already own, and you generally avoid duty. Buy land to rebuild on, and you pay duty on the purchase.



Other costs to keep in mind


The stamp duty saving is real, but a rebuild has its own costs to budget for — demolition, site works, service abolishments, permits, and a sensible contingency.
